Arbourbrook Estates: An exclusive and private community

Arbourbrook Estates is an upscale community of 67 homes on 190 acres of lush nature. Here, you can build your life's dream home, country home or future homestead. Beautiful custom estates of about two acres each complement the tranquil pastoral setting. The Richardson Creek gently meanders through, separating the two phases of the community.

The 32 homes of Phase 1 are already sold out, varying in cost from about $400,000 to $1 million. Metric Homes is now offering 16 select home sites in Phase 2, a beautiful portion of the community. Part of the area was an old tree nursery that now creates a nice backdrop of mixed forest. The result is that some of the lots are totally covered with coniferous and deciduous trees, while others are partially treed. Most lots will also have other trees and plantations added to act as buffers between properties.

Extra attention to details has produced interesting effects and advantages to homeowners. The roads have been raised slightly, so Metric can offer homes with basement walkouts. Most of the 16 lots have a southern backyard exposure and about half are backing onto Richardson Creek.

A walkway/path system has been specially developed all around the creek for the enjoyment of residents. It zigzags through portions of open areas and at other times, takes strollers into forest areas. A lovely covered pedestrian bridge crosses the waterway at the southern end of the subdivision. Ten to 12 ft. wide and about 40-50 ft. long, this covered bridge connects residents from the two phases of the community. A second bridge is planned as a crossing point at the other end of the community. The walkway and about 15 acres of passive parkland will be jointly owned, managed and controlled by the residents of Arbourbrook Estates. A small common element fee will offset liability insurance, taxes and any maintenance fees.

Metric Homes is known for its attention to detail throughout all phases of construction, demanding quality, and uncompromising construction materials and finishes. Subject to design controls, Metric is offering a full turn-key package at Arbourbrook Estates. Two-story single-family homes will have a minimum of 2,300 sq. ft. and bungalows will have a minimum of 1,800 sq. ft. Prices in this exclusive subdivision will start at about $400,000.

Front elevations will have a combination of stone or brick and/or stucco. Interiors will reflect a large selection of models, and as a custom builder, Metric Homes will custom-design from scratch, work with any plan a buyer presents, or customize one of Metric's plans. In fact, Metric Homes expects that all the homes at Arbourbrook Estates will be custom-designed and custom-finished.

Homebuyers deal directly with the owners of Metric Homes, who make it easy to make all choices, from choosing the perfect treed lot to selecting just the right trim. To help people experience the quality craftsmanship and finishes, Metric Homes has taken one of their premium lots and they are in the process of building a $700,000 bungalow model home. Backing onto Richardson Creek, it will have a basement walkout and separate access to the basement from a three-car garage. This luxurious home also has a separate screened room overlooking the creek.

Including a portion of the lower level that is finished, this home is 3,500 sq. ft. and has amazing high ceilings throughout the main floor. An 18 ft. cathedral ceiling will soar over the Great Room, while its wet bar, the kitchen/dining room and breakfast area will have flat 12 ft. ceilings throughout. The rest of the main floor will have nine ft. ceilings. The rear portion of the bungalow is a wall of glass, with lots of windows overlooking the beautiful creek.

The response has been amazing. Metric already has a few sales and lots reserved. They now believe they will sell out a lot faster than expected. In fact, Phase II is so desirable that one of the two company principals will be building his own home there. And even the other principal (a strong "east-ender") is seriously considering moving to Arbourbrook Estates.

The community is very well located, only 3.5 km north of the Queensway, off Carp Road. You can quickly reach the Kanata Town Centre, Kanata Centrum Plaza and the Richardson Side road.
